Getting safety equipment such as fire extinguishers, emergency lighting, dry risers, etc. serviced annually by a certified maintenance company is a vital first step in preparing for fire and other calamities. Prevention is better than cure. Condition measurement gives you a straightforward, clear understanding of the technical condition of all your safety equipment.

During annual maintenance, parts defined as mandatory by the maintenance standard are replaced as standard. Those exhibiting signs of wear are preventatively replaced in order to avoid failures within the next 12 months. However, the state of the overall safety equipment depends on various factors. For example, a fire extinguisher may legally not be more than 20 years old. However, in adverse conditions, its actual service life may be shorter. Measuring the condition of your safety equipment helps you prepare yourself for costs and spots any defects in time.

Maintenance report

The technical condition of each piece of safety equipment is rated with a figure (see table). Your maintenance report clearly shows the rating given to each piece of safety equipment.

Did your emergency lighting receive a score of 3 this year?

That means that clear initial signs of wear are visible and it no longer falls within the category 'Good'. It is sensible to include the replacement cost in your maintenance budget. If the fitting's location means it will wear more quickly, it will fall into the next lower category sooner.

Making preparing for replacement costs easy

Which fire hose reels need replacing in the coming 4 years? How long is it responsible to leave the emergency lighting in place? When is replacement to be expected? Condition measurement keeps surprises to a minimum. Building managers have been benefiting from this method for quite some time.

The method provides a guideline, with defined limits.

Naturally, your input is also important. For example, you may want to minimise all risk and tolerate a maximum rating of 3 for the condition of every piece of safety equipment. That means immediate replacement once its condition falls within the 'Reasonable' category.

Condition score 5 or 6?

Preventive replacement

This is always a good idea, but the service engineer will only urgently recommend replacement from condition 5: Poor. Condition 6 – Very Poor – means immediate failure and therefore replacement.
